My Difference

Every Agent is the same, Right??? Wrong! I have listed and SOLD homes that had previously expired due to a variety of issues and complaints such as: poor advertising, improper photos, lack of photos, improper ad placement, lack of content, and more. With the use of appropriate photos, creative and descriptive text, Gold Standard Marketing, Video Tours, color print advertising, and Fax to Work programs - my Listings have the benefit of all the best tools. Don't let your home suffer from poor marketing. If a home only has exterior photos, almost all buyers assume the interior has nothing to offer, and worst yet...they assume it has major problems. Contact me today to learn more about my Marketing program and how it will benefit you!

If you are considering a move and have a need or desire to sell your home, please consider each of the items below as you plan to schedule a meeting with a Realtor. So much time is focused on only one aspect of the selling process...PRICE! in reality, the Sales price is only one dimension of the Sales Contract between a Buyer and Seller. In today's market there are so many challenges placed in front of a Buyer and a Seller that it is unwise to go alone. Remember, even the Lone Ranger had Tonto! Trying to sell your most expensive asset in todays market involves so much more.

The Sales Contract in the State of Pennsylvania includes over 30 paragraphs and clauses to consider, beyond the Price. With a variety of inspections, detail reports, seller disclosure laws, title, deed prep, and so much more. With the help of a full-time Realtor, you will know that you have someone in your corner to walk you through the process and represent your best interest every step of the way.

Video Tours

Did you know that there are 114 million consumers who use online videos? This statistic shows that videos are much more than just a fad; they are a trend that caters to the wishes of today's consumers. People are searching online for homes now more than ever. Statistics show that Buyers are looking for details on homes that have multiple photos, video is one step closer to a buyer having an opportunity to virtually walk through the home from the comfort of their living room or office. Don't settle for a photo and a paragraph, let your home shine with the powerful use of video!

Internet - Realtor.com

I use a full line of advertising and focus on the Internet population (sample listing). With over 80% of all Buyers going to the internet first, this is the best place to market your home. The number one site for buyers to visit is Realtor.com. With Realtor.com my listings capture the entire buyer market, plus the inclusion of a natioanlly recognized brand as Century 21, your property will stand out above the crowd. My Listings include multiple photos of the interior, exterior, and development when appropriate. With the Internet I can provide you detail reports (see sample report) so you can measure the success of my marketing systems.

Gold Standard Program

Century 21 has teamed up with Realtor.com and other national websites such as Trulia.com, Yahoo!, Google Real Estate, Zillow.com, and many more. This program ensures that within 24 hours of listing your home, your home, a custom description, photos, and Video are uploaded to all of these national websites just waiting for Buyers to view your home and schedule a private showing.

Stage the Home

Maximizing Curb Appeal - Before potential buyers even see what the home has to offer, they view its exterior. As a result, an unkempt or unattractive view of the outside of the home could potentially result in a missed opportunity. To show the house in its best light, consider the following:

- Move all materials, including garbage cans and gardening supplies, from the front yard and into a garage or shed
- Mow the lawn and weed and maintain all planted areas
- Replace any outdoor light bulbs that are not working
- Sweep walkways and steps, and remove all small items from the porch or patio
- Replace worn or badly stained door mats

Once a potential buyer enters the home, they need to determine if it will meet their needs and expectations. Give them the best view of the home's interior by following these steps:
- Remove the home of any clutter by limiting decorative objects and clearing all unnecessary appliances from the kitchen countertops
- Rearrange or remove furniture to highlight the space in a room
- Review each room and clean or vacuum if necessary
